June West Creates Affordable Housing Opportunities for Families Across All Income Levels

AUSTIN, TX – The City of Austin Housing Department celebrated the grand opening of a mixed-income community, June West, with Saigebrook Development and O-SDA Industries. The development consists of studio, one, two, and three-bedroom units serving families at 30%, 50%, 60%, and 80% median family income (MFI). Located at 1200 W. Koenig Lane, the 1.13-acre property also includes a children’s playroom, clubhouse with community room, cyber lounge, fitness center, and bicycle parking. All common spaces are designed for persons with limited mobility, and all units are fully adaptable and elevator served.

“The June West development shows our commitment to offering various affordable housing choices that meet the needs of all Austinites,” said Mandy DeMayo, Interim Director for the Housing Department. “By offering housing options for diverse income levels, this community enriches North Austin and provides sustainable living spaces for residents to take pride in.”

Construction began in September 2022 after being approved for a loan agreement with the Austin Housing Finance Corporation (AHFC). June West received $3.7 million from AHFC through the 2006 and 2018 General Obligation (GO) Bonds and the Rental Housing Development Assistance (RHDA) program, and 9% Low-Income Housing Tax Credits (LIHTC) from the Texas Department of Housing and Community Affairs (TDHCA) with assistance from Hudson Housing Capital. Additional funding for the development is as follows: a Construction Loan by Capital One, Permanent Debt by Legacy Bank & Trust, and a Texas State Affordable Housing Corporation (TSAHC) Construction Loan. 

A small fitness room with exercise equipment, including a treadmill, an elliptical, and a stationary bike. The walls are painted green, with one accent wall featuring a floral and striped pattern. A TV mounted on the wall displays a soccer game. A spacious, modern community kitchen with a long island featuring a dark marble countertop and high-backed green upholstered chairs. The backsplash has a checkered pattern with shades of green and beige. The kitchen includes stainless steel appliances, light wooden cabinets, and a minimalist pendant light above the island.

Local Public Art

As a continued commitment to local public art, Saigebrook and O-SDA commission local artists to create original sculptures, mosaics, or other forms of artwork in each of their communities. The following local artists created the onsite murals at June West:

A contemporary apartment kitchen with light wood cabinets, a granite countertop, and a black appliance set, including a stove and refrigerator. Pendant lights hang over the island, and there is a hexagonal backsplash in soft gray tones, giving the space a sleek look.

June West also participated in the S.M.A.R.T. Housing program, which is designed to stimulate the production of housing for low- and moderate-income Austinites by providing fee waivers for development permits in exchange for onsite income-restricted units. One of the requirements for this program is that all units meet Austin Energy Green Building Program (GBP) standards. This means that the property has sustainable building practices for energy and natural resource conservation, which has a significant impact on resident’s out-of-pocket costs.
