WAUWATOSA, Wis. — Before the end of 2025, the city of Wauwatosa had its first look at the Medical College of Wisconsin‘s proposed campus housing project.

The city Design Review Board on Dec. 18 discussed a four-story, more than 260-unit apartment complex on the southeast corner of North 87th Street and West Watertown Plank Road. North of an existing campus parking lot, the apartment complex would be built over two levels of parking and offer residents an amenity plaza and rooftop patio.

The Medical College of Wisconsin will own the proposed building known as The Commons, which will be marketed to students, plans showed. The design and development team include Fox Point-based General Capital Group, Wauwatosa-based AG Architecture and Milwaukee-based Sigma Group. The project will be located at 8701 Watertown Plank Rd.

Apartment units are a mix of studios, one-and two-bedroom and junior one-bedroom units, plans showed.

The project also comes with amenities such as an indoor fitness center, outdoor fitness center, an outdoor lounge, a rooftop patio and a bocce ball court. Early floor plans showed conference rooms, study rooms and lounges on the upper floors.

Plans showed 352 parking spaces built on two levels underneath the residential building. There will also be bike storage and trash and recycling facilities.

The board didn’t take an action on Dec. 18, but said the project is “on the right track.”

“The board encouraged stepping away from a typical multifamily aesthetic and exploring a more school or quad-style feel that ties into the village character,” officials said in the meeting minutes.

The board approved Phase A of the planned multi-phase tower apartment project at 2400 N. Mayfair Rd., which was presented by Barrett Lo Visionary Development. The $400 million project would introduce hundreds of housing units and retail space south of the former Boston Store.

The board also approved Latitude 43, a 92-unit multifamily development at 2825-35 N. Mayfair Rd. Richfield-based KGI Construction Group submitted the application.
